Beer View has recently been refurbished with attention to detail.  Very comfortable furnishings which have been tastefully coordinated with the décor.  The main benefits are the views from the sitting room and garden which overlook the village of Beer.  A great place to relax with a glass of wine on those summer evenings as the sun sets in the west. The kitchen has been well designed and well equipped, all the furniture is new and of good quality.  Beer View is in the centre of the village close to the amenities and only a few minutes walk to the beach.

Location: In a quiet elevated position, just off Fore Street in the centre of the village. The property is just moments from the village shops, cafes, restaurants, art galleries, pubs and wine bar. The property enjoys an attractive westerly view overlooking Beer village and valley, less than 5 minutes walk from the beach offering local fish, beach cafes and fishing trips and access to the famous Jurassic Coastal path with its walks west to Branscombe and Sidmouth and east to Lyme Regis. Pecorama, with its model railway, charming train carriage cafe and gardens is within walking distance whilst the guided tours of the historic Beer Quarry Caves are a short drive away.

Accommodation: Entrance to sitting room with dining area. Light and airy room comfortably furnished with a 3 seater sofa and two arm chairs, oak dining table and chairs.  Flat screen TV,DVD player and Chromecast.  Kitchen: an elegant well equipped contemporary Shaker style kitchen, cream cupboards, dark laminate work surfaces and beautiful red tiles. Neff electric oven, gas hob, fridge, freezer, dishwasher, washing machine and microwave. Generously equipped with crockery, cutlery, cooking utensils and a range of oven/table ware.
Door to spacious cloakroom with WC, wash basin, under basin cabinet and over basin large mirror and shelf. The cloakroom also houses the boiler providing instant hot water and central heating and convenient drying area for the coat rack and stand for shoes and walking boots.  A large under the stairs cupboard provides separate storage for the vacuum, iron and ironing board and for storing cases.

Door to rear of the property provides handy access when returning from beach or walks.

Upstairs: 3 bright, well proportioned and attractive bedrooms. All comfortably furnished and pleasingly decorated.
Bedroom 1 to the front of the property overlooking Beer has a double white/oak bedstead with matching wardrobe and narrow chest of draws and mirror. DAB radio.
Bedroom 2 also to the front of the property has twin beds again in white/oak with matching wardrobe and chest of drawers and mirror. This room has the original feature fireplace.
Bedroom 3 has a double white/oak bedstead with matching wardrobe and chest of drawers, mirror and situated to the rear of the property. Hair dryer.
All bedrooms have bedside and/or floor standing lights as well as overhead lighting.

Family bathroom.  New high quality fully fitted well-lit bathroom.  White suite of bath and screened over-bath shower, fitted toilet and wash basin with cabinet and large lit mirror over basin.  Full length heated towel rail.

Outside: An attractive wooden bench below lounge windows provides comfortable seating and a panoramic view over the valley. The garden is also to the front of the property and enjoys a sunny position and view of Beer. It is enclosed with gate access and terraced seat and has two paved patio areas and a grass area. The garden is furnished with a good quality wooden table and seats and a BBQ.

Facilities: Wi-Fi broadband, TV Chromecast, bed linen and full gas central heating included in rental (towels and T-towels not included).  Towels can be hired.   Parking permit available for full week bookings.
Restrictions: No smoking and No pets. Changeover day: Saturday.

Appearance very pleasing and well maintained. Extremely clean and in good repair. The property was well equipped with everything you could wish for.
